The Division of Institutional Planning & Operations (IP&O) employs a workforce of approximately 2,700 staff, represented by 15 collective negotiations agreements, and is responsible for institutional strategic initiatives and operations, which encompasses an expansive range of comprehensive service and business operations across the State of New Jersey. These include planning and construction, facilities, public safety and emergency operations, environmental health and safety, transportation, housing, and auxiliary/retail operations.
Posting Summary
Rutgers, The State University of New Jersey, is seeking an Operations Area Manager for the Division of Institutional Planning & Operations (IP&O). Under the direction of and reporting to the Associate Director, Maintenance or his/her designee, and working in conjunction with the Planner/Estimator; administers, supervises and coordinates the maintenance, repair, modifications, improvements, and additions to an assigned area of the physical facilities of the New Brunswick campuses. The Area Manager is responsible for the operation and physical condition of facilities buildings within his / her designated area / zone.

Among the key duties of this position are the following:
  • Has sole responsibility for all facets of maintenance operations within a facility designated zone.
  • Assures that the workforce is properly assigned and deployed to be able to respond to service, planned, preventive and emergency work.
  • Supervises multiple crafts personnel, to include internal staff and external vendors, and provides leadership in a total quality environment.
  • Sets standards of behavior and is responsible for demonstration and enforcement of same.
  • Develops contingency plans for situations outside the norm.
  • Utilizes work activity and production reporting systems and manages resources accordingly.

Qualifications
Minimum Education and Experience
  • Bachelor’s degree in engineering or related field; or an equivalent combination of education and/or experience.
  • A minimum of five years management experience in building systems, electrical, mechanical operation and repair.
Certifications/Licenses
  • Valid driver’s license
Required Knowledge, Skills, and Abilities
  • Excellent oral, written, interpersonal, and organizational skills are required.
  • Knowledge of building codes required.
Preferred Qualifications
  • Project planning and management experience is preferred
  • Use Microsoft Project and Gantt charts experience is preferred
  • Utilize Visio or PowerPoint to develop and facilitate presentations is preferred.
Equipment Utilized
  • AIM, Kronos, RIAS -Facilites based programs and Windows based software programs.
