The RE&D Finance team is seeking a manager for the Lease Accounting team to help support and drive the accounting and reporting for our global Real Estate & Development team. This role manages the Financial Analysts that are responsible for real estate lease accounting, external and management reporting, lease payment abstractions, SOX compliance activities and controls to ensure the accuracy of external reporting for real estate leases. The team also works closely with our Information Systems and Technology team (IS&T) providing business support for system and process improvement projects.

Description

The Lease Accounting Manager will be responsible for accurate reporting of leases associated with the real estate portfolio, 1600+, around the world for P&L and balance sheet. In this role, the manager will have a close partnership with Corporate and Retail Real Estate, and Global Business Solution (GBS) teams to ensure accurate lease accounting worldwide in accordance with ASC 842. This position partners with many cross-functional business partners including Corporate and Retail Real Estate & Development, Technical Accounting, Legal, Tax, Business Assurance, software development teams, and Apple Shared Service teams around the world. The Lease Accounting team works closely with the Lease Payments team, as the work of both teams are dependent upon accurate lease abstraction. You will perform senior level review of initial lease assessment for new leases and validation of lease accounting treatment assessments(finance vs. operating); perform a supervisory role in monitoring for SOX compliance and SOX testing activities. You will be responsible for coordinating and monitoring your team’s activities as they prepare various lease analyses (trend analysis, fluctuation analysis), provide analysis on all lease-related B/S and I/S balances, review abstracted lease data, and review reporting on lease portfolios, and assist with external reporting. You will take the lead to assist with system and process improvements that impact your team. Your team will provide support to the Lease Payments team to resolve abstraction-related payment issues.

Minimum Qualifications

  • 5+ years of professional finance experience, 2+ years of managerial experience
  • BA/BS in Accounting or related field

  • SOX compliance experience is preferred
  • Detailed knowledge of New Lease Accounting (ASC 842)
  • In-depth understanding and application of the new lease accounting criteria
  • Drive resolution on open lease accounting problems across the business
  • Be a self-starter with the ability to meet deadlines in a fast-paced environment
  • Build effective business partnerships and be an excellent team player
  • Strong performance in a fast-paced, innovative environment
  • Excellent analytical and Excel modeling skills
  • Effective written, verbal and presentation skills; with ability to present to all levels within the organization.
  • System implementation and project and process improvement experience is an advantage
  • Experience with enterprise software systems and databases a plus (e.g., SAP and Tririga).
  • Strong understanding of US GAAP
  • CPA Preferred
